Q: Which areas does Fast Track Property Buyers buy in?

Q: How long do you take to complete the sale?
A: The sale can be very quick, if that’s what you want. If necessary, we can exchange the contracts WITHIN 24 HOURS, provided all the legal paper work is in order. To show our commitment for A GUARANTEED PURCHASE, we can pay an initial deposit and the rest is settled through the solicitors. If you need to move quickly, then our professionals will provide a solution which fits your requirements. |

Q: How much will it cost me to sell to you?
A: Our process DOES NOT COST YOU ANYTHING. We reimburse your legal fees on completion (up to a maximum of £500). We also pay for the survey fees.
Q: How do your prices compare with an Estate Agent?
A: It depends on the type and location of the property. We usually offer between 75% to 85% of the open-market value (the price your house would be worth to achieve a cash sale within 4-6 weeks).
You may achieve a higher price on the open market BUT there is NO GUARANTEE of a quick sale. Bear in mind that traditional sale methods through an Estate Agent take from 3-4 months to complete (may be more) and research shows, on average, 1/3 of the sales fall through with you still having to pay an additional costs such as Estate Agency Fees + VAT, and Solicitor Fees + VAT. With FAST TRACK PROPERTY BUYERS YOU DON’T HAVE TO PAY A SINGLE PENNY. We pay your legal costs up to £500.00. We may pay an initial deposit at the time we make an offer. ‘SELL AND RENT BACK’ is an option also available to you along with ‘BUY BACK’ and ‘RENT TO BUY’ options.
Q: How quickly can I get paid?
A: We may pay an initial deposit at the time we make an offer. The rest of the money will be paid through your solicitor upon completion of the sale.
Q: What if I don’t have the money to pay the solicitor’s fees?
A: You don’t have to worry. We will pay your solicitor’s costs, up to £500, on completion.

Q: What if I don’t want any body to know about the sale/sale and rent back?
A: The sale will be completely confidential. Nobody need know about the sale and after the sale, you can live in your own house as long as you wish, provided you want to rent it back.
Q: What if I pull out of the sale before contracts have been exchanged?
A: This rarely happens. However, YOU will be responsible for any legal fees incurred. We reimburse all legal fees ONLY if the sale completes.

Q: Can I rent back my house if I sell to you?
A: Yes of course, you would have to sign up to an Assured Short Tenancy (AST) agreement, soon after the sale completes. The terms and conditions of this agreement may vary depending on the circumstances of how we structure the sale of your property, normally rents will be charged at market rates.

Q: How long can I rent back from you if I sell to you?
A: As long as you wish. If you are moving on, but wish to stay in the property for a short period, or want to rent back indefinitely, then we can find an option to suit you.

Q: What happens if my house is already on the market with an agent?
A: Usually, agent agreements have to allow the vendor an opportunity to find their own buyer which will not incur their fees. However we would always ask you to check this with your agent first, as you may have agreed to pay their fees whether they find a buyer or not. You may also be charged other fees even if they don't sell your house, like marketing or brochure fees. The best advice is to always CHECK.

Q: What type of properties do you purchase?
A: We purchase all types of properties: Flats, Maisonettes, Terraced Houses, Detached and Semi Detached Houses, Ex Local Authority Properties, Pre-Tenanted Properties, Properties in need of Refurbishment and properties which cannot be sold on the open market.

Q: Do you purchase properties which are already tenanted?
A: Yes. We purchase Investment Properties, but we only purchase properties which are tenanted under Assured Shorthold Tenancies.

Q: Do you pay full price for the property?
A: No. Our service is based on a QUICK CASH SALE. We pay between 75% and 85% of the open market value. You may obtain your own valuations for your property from estate agents. However, we use the Hometrack system to obtain the open market value of your property. Hometrack uses a sophisticated automated valuation system utilising data from such sources as the Land Registry. Many high street lenders use the same system.

Q: Do you offer any guarantees?
A: Yes. We provide a PURCHASE GUARANTEE to you once we make a formal offer (subject to a satisfactory survey). Should we fail to purchase your property once you have received our formal offer, we will pay you £200. Guaranteed!

Q: What if the Surveyor picks up structural defects?
A: If the survey picks up structural defects within your property, we will need to REASSESS our offer, based on the survey’s findings. However, we may still be able to structure a deal, under the unexpected circumstances.

Q: Can I refer a friend or family member to your service?
A: Yes. We have a referral scheme in place, where we pay £500 to you ON COMPLETION OF SUCCESSFUL referrals. We provide an honest and reliable service, so feel free to refer other people to us who you think may benefit from what we offer.

Q: I have a 100% mortgage on my property, would you still buy my house?
A: If you don't have any EQUITY in your property, then our service is not suitable. We only purchase properties where all legal charges are cleared, so that the property is unencumbered.

Q: What if I have received a notice of repossession from my mortgage lender, can you still help?
A: Yes. As long as you have some equity in your property, we can prevent repossession which may have detrimental effects on your credit rating.
